You've probably heard it before, the kitchen and the bathroom are the best places to invest your remodel dollars. While this is true, it is important to know that there are other improvements that can significantly add value to your home.

1 | Kitchen Cabinets
If remodeling your entire kitchen feels a little overwhelming, consider updating just your cabinet fronts. There are a couple of ways to do this. You could remove and refinish your cabinet fronts, either yourself or by a professional. Or you could purchase and install new cabinet fronts with the help of a kitchen expert. Both of these options are much more affordable than starting from scratch and will add some freshness to your kitchen.

2 | The Front Door
Did you know that the majority of interested buyers make their decision about a home before even stepping in the door?! Curb appeal and security is so important. Remodeling Magazine recently said you can potentially recoup 96.6% of costs on a steel door. Not to mention they are low maintenance and fire resistant. Tip: try adding a pop of color to your front door with a seasonal wreath or bright colored rocker.

3 | Garage Doors
If you’re working on curb appeal then the garage door is next. Realtors have said that the garage door is equally important, if not more important than the front door. Not only is the garage door a larger visual space, but more and more home owners are using the garage door as their primary entry point.

4 | Fresh Paint
Nothing spruces up a space like a fresh coat of paint. If looking to sell, a neutral color scheme is your safest bet. If selling is not in your future, dare to go a little bolder. If you don’t like it you can always repaint. The hardest part about painting is choosing the right color. It is important to take paint chips home and asses them in the room at different times throughout the day. You’d be surprised how much they can change. Tip: you can purchase sample-sized containers at your local hardware for about $4 each. Paint a large section at eye level and look at it a few days before deciding.

5 | Outdoor Living
These spaces are growing in popularity, expand your living space and can provide great areas for gatherings. Although this project may be more pricy than others, you could see upwards of 87% recoup on projects with a new wooden deck. Keep in mind that not all home layouts are conducive to deck additions and attached outdoor spaces. A new additional that doesn’t flow with the rest of your home could actually hurt the value. Final Tip: Sprucing up before a sell? Don’t overspend on upgrades that will price your home way above other homes in your neighborhood. It could be very difficult to recoup the costs.
